Project Launch
When The Property Factory brings a project to market, we don’t just list on Trademe and put an ad in a newspaper. Our expert project marketing includes releasing to our database, targeted social media marketing and project webinars.

Sales Stage
We have developed tools we use to pre-qualify purchasers before putting buyers into contract to give us a better picture of their financial position. This reduces the number of conditional deals that fall over during the due diligence stage.
Our commission doesn’t just get you a sale. Our service includes arranging everything you need to launch a project.
Part of the reason developers come to us is because we can arrange everything in house to bring a project to market. This includes arranging marketing collateral such as renders, promotional print and video. We arrange all of the resources we need to provide investment information to our clients such as rental appraisal and capital growth reporting data. A key service we offer is advice on the appropriate spec level of your homes for our buyers. As much as Stonewood’s reputation for delivering a quality product is important and we recognize that, a finish too high creates additional hassles down the track for investors. We can assist you to find a spec and finish level which will allow you to maintain your reputation for building high quality homes, but is appropriate for investors. This will ultimately improve your margins and help to offset the cost of our fees.

Our preference is a Sole Agency, this allows us to give you better priority and streamline project marketing.
Commission Structure

General Agency
$25,000+ GST for the sale of each property. This can be varied between the parties by written agreement (including email or text).
100% of the commission is payable on the 15th of the month following the purchasers conditions becoming unconditional in all respects.

Sole Agency
2.95% of the purchase price plus GST for the sale of each property. This can be varied between the parties by written agreement (including email or text).
Timing of commission payment negotiable. At least 50% of the commission is required upon the purchasers conditions becoming unconditional in all respects.
